Madeira Vista Condos 

At the Madeira Vista Condos project at 14800 Gulf Blvd., Madeira Beach, FL, ADS Services completed asbestos abatement in 35 units across 5 floors of a 6-story occupied condo building without a working elevator. The building had been affected by significant water intrusion from Hurricanes Helene and Milton, making the project especially time-sensitive and critical to supporting the overall drying and restoration process. Our team followed a phased schedule, completing abatement in one floor each week to minimize disruption and ensure resident safety.

Our scope was based on a moisture mapping survey that identified areas for selective removal of asbestos-containing gypsum and scraping of asbestos-containing popcorn ceilings. For each unit, we constructed precise containment systems, creating negative-pressure enclosures to safely control airborne fibers and protect the building’s occupants and common areas.

ADS worked directly with the restoration contractor to determine the extent of additional removal areas, making careful adjustments to our containment and abatement plan as needed. Even with the logistical challenges of moving materials through a building without an elevator, our team completed the project efficiently and in full compliance with safety and regulatory standards, ensuring each unit was thoroughly documented and ready for safe re-occupancy.
